Due diligence

The 12-Point Verification, explained.

Buying blind is where NRIs lose money. Here is exactly what we check on every property — and, just as importantly, why each check matters.

01

RERA registration & project approval

We confirm the project is registered with Telangana RERA and that its approvals are current and genuine.

Why it matters — An unregistered or lapsed project can mean stalled construction, no legal recourse, and money you can't recover.

02

Title deed & ownership chain

We trace the ownership history to confirm the seller has clear, marketable title and the right to sell.

Why it matters — A broken or disputed title is the single most common — and most expensive — way NRIs lose money on property.

03

Encumbrance certificate (30 years)

We pull the 30-year encumbrance record to check for existing loans, mortgages, or charges on the property.

Why it matters — A hidden mortgage or lien can become your problem the moment you buy, and can block a future sale.

04

Approved building & layout plan

We verify the sanctioned HMDA/GHMC building and layout plans match what's actually being built.

Why it matters — Deviations from the approved plan can lead to demolition orders, penalties, or refused occupancy.

05

Land conversion & zoning

We confirm agricultural land has been legally converted and that the use complies with zoning rules.

Why it matters — Building on unconverted or wrongly-zoned land can render your ownership invalid.

06

Property tax & dues clearance

We check that all property taxes, maintenance dues, and utility bills are paid up to date.

Why it matters — Outstanding dues transfer to the new owner — you'd inherit someone else's arrears.

07

Litigation & dispute search

We search for any pending court cases, injunctions, or family disputes tied to the property.

Why it matters — A property under litigation can be frozen for years, with your money locked inside it.

08

Builder track record

We review the developer's delivery history, past projects, and reputation for quality and timelines.

Why it matters — A builder's past behaviour is the best predictor of whether you'll get what you paid for, on time.

09

On-ground physical inspection

We physically visit the site to confirm it exists as described, and assess construction and surroundings.

Why it matters — Photos and brochures can mislead. Someone you trust needs to actually stand on the land.

10

Possession & occupancy certificate

We verify the occupancy/possession certificate status so you know the property is legally habitable.

Why it matters — Without an OC, a building is technically not legal to occupy — and hard to resell or finance.

11

Home-loan eligibility & bank approval

We check whether leading banks have approved the project for home loans.

Why it matters — Bank approval is an independent stamp of legal cleanliness — and keeps financing options open.

12

Fair-market price & valuation

We benchmark the asking price against recent comparable transactions in the same micro-market.

Why it matters — From abroad it's easy to overpay. An independent valuation keeps your entry price honest.

Every property we recommend comes with a written report covering all twelve points — in plain language, before you commit a single rupee.
